摘要: 房地产业是我国国民经济的支柱性产业.住宅房地产业在房地产行业中占有举足轻重的地位.随着我国城镇住宅市场的形成,城市住宅价格问题成为房地产学术界关 注的焦点之一.住宅价格的走势不仅关系到国民经济的稳定快速发展,同时也关系到亿万人民的福祉.因此,对于住宅价格的研究具有重要的理论意义和现实意义. 本文在国内外研究成果的基础上将hedonic价格理论应用于石家庄住宅市场,分析了石家庄的住宅特征、特征价格,并试图解释住宅特征与住宅价格之间的定量关系,构建适用于石家庄住宅市场的hedonic模型,验证了hedonic模型在住宅市场的适用性. 论文在第一部分介绍了研究背景、意义与目的,确立了研究方法、内容以及所采用的技术路线,并对论文即将采用的Stata软件进行了简要介绍. 第二部分为文献综述,在这一部分,本文总结了hedonic价格理论与模型的国内外研究动态,对国外、国内有关文献进行了内容综述,了解了相关研究的最新进展,认为目前国内hedonic理论应用仍处于起步阶段. 第三部分为hedonic价格理论分析与模型应用部分,该部分首先回顾了hedonic价格理论的提出与发展,明确了一些重要概念,对hedonic价格模型的理论基础,即消费者决策理论、生产者决策理论与市场均衡理论进行了简要阐述,论述了模型应用的假设条件,重点分析了hedonic模型函数形式的选择,明确了建立模型的方法步骤,并对模型回归结果的检验进行了讨论. 第四部分对住宅价格进行了定义,简要介绍了住宅价格的特点与构成,并重点分析了影响住宅价格的特征因素,从而为实证分析时模型因变量的定义以及特征变量的选择奠定了基础. 第五部分为本文的核心部分,本部分首先对石家庄的概况进行了简要分析,介绍了石家庄房地产市场的相关情况,明确了研究对象,在此基础上,依据石家庄市的现实情况,初步筛选出了影响住宅价格的特征因素,并进行了变量的设计与定义,确立了变量的赋值原则与方法.然后,运用Stata9.0进行模型试算,对各种模型形式的回归结果进行检验,选择最优模型形式,从而建立了石家庄市城市住宅hedonic价格模型.在此基础上,用所选择的模型对石家庄市城市住宅价格进行回归分析,得到住宅特征的隐含价格,并找出影响住宅价格的特征,接着,利用石家庄行政区划,对石家庄住宅市场进行了简单细分,利用hedonic模型对各区住宅价格的影响因素进行了比较分析,从而验证了hedonic模型的适用性与实用性,为后续研究提供了思路. 最后,在结论部分中,本文总结概括了所取得的创新成果,并指出研究中存在的不足,对后续研究进行了展望.
英文摘要: The real estate industry is a pillar of China\''s national economy. Residential real estate occupies a decisive position in the real estate industry. With the formatin of the urban housing market in China, housing price issue becomes one of the academic focuses. The trend of housing prices is not only related to the development of the national economy, but also related to the well-being life of hundreds of millions of people.Thus, it has great significance both in theory and practice to study housing price.Based on the results of previous studies, this paper applies hedonic price theory to the study of housing market in Shijiazhuang ,analysizes main characteristics that affect residential housing price and attempts to explain the quantitative relationship between housing price and housing characteristics. Establish the hedonic model of Shijiazhuang housing market and validate the applicability of this model.In chapter one, the thesis introduces the background, significance and purpose firstly. Then confirmed the research method and technical route. Lastly it summarizes Stata software.Chapter two is the part of literature review. The thesis has systematically summarized the research dynamics of hedonic price theory and modelling both at home and abroad, introduced the theoritical base of the model and the latest developments in related research. the thesis suggested that the application of hedonic price model is still in its infancy.Chapter three presents an introduction to the origin and development of hedonic price theory,clarifies some important concepts, explanes the theoretical base and assumptions of hedonic model, analyses the chioce of functional form, summarises the methed and steps of modeling, lastly the thesis makes a discussion on the test for the results of hedonic regression.Chapter four confirms the definition of housing price, briefly introduces the characteristics and composition of housing price, lastly analyses the housing characteristics which influence housing price in order to make the foundation for the definition of the dependent variable and the choice of characteristics variable in the empirical analysis.Chapter five is the core of this thesis.This section introduces general situation of Shijiazhuang City briefly at first, analyses the situation of real estate market in Shijiazhuang City, confirms the research object.On this basis, the thesis selects some characteristics which influencing housing price abecedarianly according to the reality of Shijiazhuang City, and then makes a definition of variables, as well as an assignment.Then the thesis assumes the housing market of Shijiazhuang city as a unitary market. Among four experiential functional form, we select the optimal one based on the criteria of goodnees-of-fit. So that the thesis acquires the implicit price of housing characteristics and finds housing characteristics which influenced housing price. Lastly the thesis subdivids the housing market of Shijiazhuang according to the districts, and goes on research comparing with every district with hedonic price model. The empirical results exhibit the practicability and applicability of the hedonic price model and privides uesful idea for follow-up research.Finally, Chapter six concludes the innovation and inadequacy of the study, and gives a recommondation for further research..
